Hey folks!
I have another one of those long questions. After reading through the forum, I am still a little confused and undecided. I am trying to start a few beehives, for which I need a house or an apartment. The options obviously are to either rent or buy. But the question remains- what is the best option for me as a starting player. I don't have much money or stuff right now (I could probably spend 130k). The small houses can cost as low as 37k, but then need to be placed somewhere (which it seems might be a challenge sometimes). The places to rent roughly start at 20k weekly, which seems a little excessive to me (considering that a permanent house can cost just twice as much). But I don't know what advantages and disadvantages both options have.

1. Should I just save up money and buy something bigger or should I focus on size later in the game once I have more resources? Should I rent?
2. Is it possible to delete a house? (since one can only have 2 houses per account I might want to get rid of a small one later to build something larger)
3. Is there a location you would recommend if I was to place a house? I know there are spots in Magda, Trammell, etc but having many options makes the decision kinda hard.
4. Is there something that allows a player to teleport directly into their house from any location? The reason why I ask this is convenience- I might not remember where my house is located.

1. Save up. Rent is soooo wasteful that you should really forget about it, unless you have tons of gold and want something cool (like Mt. Sho Castle). Also - the 3-story customizable houses are IMO better overall than the 'stock' ones, but slightly more expensive. If you are short on cash and not into deco, you can buy a smaller plot - 12x12 should offer enough storage and space to fit everything nicely while being cheaper and easier to place than a 18x18.
2. Yes, it's entirely possible. You get most of the money back too (minus a small fee - a few k or so).
3. No idea on that one. It depends on you taste in housing - if you want huge multi-plot houses you'll most likely be forced to place somewhere far from civilization. Smaller houses can be fit in places closer to world tele or other useful locations (Mining spots, LJ spots, etc).
4. Marking a rune at your house will allow you to teleport (via Recall or Sacred Journey) right to you doorstep. There are also House Gates - a permanent gate from your home to House Gates on World tele. And there are house-to-house gates for those who want quick access to a friends house or a guildhouse.

maybe to add...

A fully build 3-story-customized house has a total cost of about 800k.
179k for the house foundation and rest for the floors, walls etc.
I`d try to manage those 179k first and ....of course hard work to find a spot...
place the basement.
Then do the solen-quest for 1-2days....should serve 500k-1mil.
They are manageable for newer players.
Build up your house finally and start your beehives.

House delete you can do by doubleclick the house sign.
Choose "demolish house" from the menu and you get the value of the house
to your bank.
Remember to empty the house (if not much is inside), or use a moving crate.

Spots on trammel are quite rare now for 18x18 or similar regular houses.
But if you found a fitting spot which just is blocked by a small obstacle like a rock,
you may ask a GM for placement.
House placements by GM take 50k tokens.
Otherwise travel some time through Malas or Magda and look out for a spot,
there should be some left still.

Just an additional idea for the house to house gate.
If you build a small house (2nd house slot) somewhere near a town or teleporter
and connect this one with your mainhouse, you can avoid the housegate-version.
Maybe an idea to make that 2nd house a vendor home, so you have quick access for restocking too.
Also friends may be able to access your home easy without searching the housegate area.
Just remind, house-to-house-gate scrolls go for 100k.

I too am in a slight house dilema.

I went with a small 8x11 ( i think) 2 story house. its in a pretty good spot, just around the corner from vesper right on the coast, the front step is literally on the guard zone line.

My question, is what is this basement you speak of?!? i havent customized it yet, just placed it last night before bed. a basement would be awesome lol. by basement, you literally mean underground?

Oh, sorry....seems I used the wrong word.
Instead of basement I should have said house foundation, which you get directly after placing.

There is a housing service, which you may use for "creating a basement":
"An [admin] sinks your house into the ground for a full floor
100 ED per house per floor.
(to sink just the foundation, a deed on the ED stone is available for 50 ED)"

I know of a 18x18 house spot.

I placed it and have been trying to design something cool but haven't had the time lately.

happy to pass it on if you can't find a spot to place.
