Well see that everyone I've talked to, shown it to basically didn't know it existed.
And the only information available about this deed is from a post for a young player GM event (link provided)
Top that off with house deeds have never been used here.

I'm comfortable calling it one of a kind.

There was a time when all new players got one of those deeds when they started on the shard, as part of a new player care package. The shard became flooded with those deeds because no one used them for long and then they stopped giving them out. Seems like a pretty common item to me, but maybe to a dedicated collector it would have some value.

Not all that common really , seeing as noone has any real information on the deed. on top of others response from talking to them about this item. I will hold onto the really rare item and of value status.
Unsure of forums rules but please be productive with your response.

Either source of information or bids is all i am looking for, thanks for your time.

In your previous post you asked for people to share information on it, that’s why I posted. It’s obviously not common now, but it’s far from one of a kind.

I don't know the story behind them, Melkor's sounds plausible and given that he's been here a long time, I assume that's it.

I have 2 of them in my possession and have seen them around, certainly not "one of a kind" but rare possibly.

Well, i've been here since day 1 and i forgot where exactly these came from... I think Melkor's recollection is the correct one, they were given to newbies instead of gold. Basically, it's easy to make new accounts and collect gold from them, but if you get a bunch of villa deeds (and you can only have 2 houses on the main account) that's less an incentive to cheat. I think this was really in the early first 2-3 years of the shard.

I just did a search, there are currently 33 such deeds in existance.

I don't remember if it was just villas, or one random small house... Did some more searching, and it doesnt seem like any other houses come up, so it was likely just villas.

I don't know if it was within the first 2-3 years of the shard - then again, maybe I have been here that long...

I started playing Excelsior in the summer of 2012 and I definitely remember getting a villa deed as part of my new player package. If I recall correctly, I believe the deed was only one per account. It was essentially a starter house, and there were plenty of places to put them so I remember looking at it as a cool perk of the shard. It definitely saved a lot of initial "newb" time that would usually be spent in other creative ways to train skills up, etc. and prevented new players from having to do constant bank runs to stack their gold until they had enough saved up for a small house.
